COLLECTION FEES

  1. Special assessment fees and/or Collection maintenance.
  2. Delinquent collection letters.
  3. Certified mail to owners two  or more months behind.
  4. Florida State Attorney (prosecution, evictions).
  5. Reconcile bank statements monthly.
  6. Bank deposits on the 10th of every month.

 

ACCOUNTING

  1. Process monthly checks
  2. Inspect or verify all work prior to paying maintenance bills.
  3. Internal system of checks and balances.
  4. Maintain accurate accounting records.
  5. Monthly income and expense report.
  6. Mail out annual budget, income and expense report to owners.
  7.  * Tax returns provide necessary figures and documents to accountant for filling return.

 

SERVICES

  1. Periodic property inspections.
  2. Emergency calls 24/7
  3. Use only qualified professional maintenance vendors. (Florida license approved)
  4. At least 3 project estimates for comparison on prices and experience.
  5. Initiate work contracts on behalf of boards and approvals.
  6. Coordinate and inspect work and services.
  7. Schedule and attend meetings.
  8. Owners online portal.

 

MISCELLANEOUS

  1.  * Provide management, leasing and sales services to individual owners.
  2.  * Background and screening.
  3.  * Notary Services.
